ENVELOPE & MECHANICAL

The HO3 begins with a pre-engineered envelope and includes mechanical system designed to specification for standard climates. Upgrades may be required to meet specific local energy code regulations or where climate conditions are on either end of the spectrum.

ENSUITE

Acrylic shower base with standard subway wall tile in the shower and behind the vanity. Vanity sink and wall-mounted toilet. Delta Trinsic plumbing including robe hooks, in chrome or matte black. Choose between two door configurations — an open Accoya screen finished in clear coat, or a fully enclosed swing door.

Millwork & Finishing

Custom 3/4" melamine cabinetry throughout, with hardware, countertops, flooring, ceilings, and bedroom millwork all included as standard.

MILLWORK

3/4" Melamine Cabinetry — Full-height casework throughout the home. Choose from three signature finish palettes — High Gloss White with Light Ash Accent, Matte Black with Dark Woodgrain Accent, or Light Ash.

CABINET HARDWARE

Bevelled finger pulls in the kitchen and bathrooms, push-to-open mechanisms on tall wardrobes, and appliance pulls in chrome or matte black to match the home's overall finish.

COUNTERTOP

Signature waterfall edge wraps every island. Choose Countertop Option 1 — White, or Option 2 — Grey.

FLOORING

Luxury Vinyl Plank throughout. Choose Wood Grain Option 1 — Pavie, or Option 2 — Lavender.

CEILINGS

Natural hemlock paneling throughout the home for warmth and visual continuity.

BEDROOMS

Primary bedroom includes four 24" wardrobes with one floating shelf. The secondary bedroom on Wall C sits between the living space and the primary bedroom.

FINISH COORDINATION

One metal finish, throughout the home. Lighting fixtures, plumbing fixtures, and appliance pulls are all available in chrome or matte black — no mixing of finishes between rooms.

Marine Grade Paint Upgrade — Specialty coating system engineered for coastal and high-salt environments, with enhanced corrosion and weather resistance.

GLAZING

Two Walls of Glass (Type 1) — Expand to a second wall of glass for fully open, dual-aspect daylighting.

Operable Windows — Convert fixed windows to operable units.

Folding Sliding Doors — Three-panel folding sliding door system for dramatic indoor-outdoor connection.

KITCHEN

Refrigeration Upgrade — Paired 30" column refrigerator plus 18" column freezer in place of the standard unit, delivering significantly greater storage and a higher-end appliance presence.

FLOORING

Hardwood Throughout + Dekton in Wet Areas — Hardwood is installed across the main living areas, with Dekton tile in the bathroom and ensuite. Heated floors are included as part of this upgrade. Hardwood options — Brown (Breath of Winter) or Grey (Frankfurt). Dekton options — Dark (Kreta) or Light (Sandik).

Important: a Dekton shower base is only included when the Dekton Wall Upgrade in Bathrooms is also selected. With flooring upgrade alone, a standard acrylic shower base is used.

LIGHTING & CEILING FANS

Dining Pendant Upgrade — Additional pendant over the dining space, matched in specification to the island pendant. Available in chrome or matte black.

Bedroom Ceiling Fan Upgrade — Ceiling fan installed in the bedrooms.

ENVELOPE & MECHANICAL

Sub-Floor Insulation — Closed-cell spray foam between the floor joists for installations over unconditioned space, extending the home's thermal envelope below the floor.

Electric Duct Heater — Duct heater, recommended where winter temperatures drop below -20°C / -4°F.

LOE 340 Window Coating — Upgraded glazing coating that further reduces solar heat gain in high-exposure conditions.

Hybrid Hot Water Upgrade — 50 gallon heat-pump hybrid hot water tank engineered for hot climates. Required in California.

Fireplace Coordination & Waterproofing — Certified installation and waterproofing coordination completed by a local supplier.

BEDROOMS

Additional Primary Bedroom Millwork — Three additional 24" wardrobes paired with open shelving inside the primary bedroom.

Flex Space Upgrade — Convert the secondary bedroom on Wall C into an open flex space with a screen — ideal for a home office, study, or den.

Walk-In Closet Upgrade — Convert the secondary bedroom on Wall C into a walk-in closet with six 24" wardrobes paired with open shelving.

BATHROOMS

Dekton Wall Upgrade — Dekton walls plus a Dekton shower base. Available in Dark (Kreta) or Light (Sandik).
